Fall Season Tips for Home Staging

It does not seem like that long ago that I stepped out on my back porch and felt the crisp cool bite of the autumn air. Fall has always been one of my favorite seasons. I love the changing colors I also love Fall because it marks the time when we turn our attention from all the Summer’s outdoor activities towards the upcoming festivities of the holiday season.

As much as I enjoy the Fall, it is important for me to remember the unique challenges the season present for home sellers. As days become progressively colder and, likewise, progressively shorter, we are presented with unique challenges when it comes to staging our home for its best appeal.

Maintaining curb appeal

It goes without saying that it is important that we keep the yard trimmed and maintained. If you have leaves or other foliage, make sure they are tended to and raked up. Remember, we never know what time day people are going to drive by to take a quick peak. Keeping that in mind, it is important to make sure your exterior is well lit and looks every bit as inviting at night as it does during the day.

One very affordable yet simple way to improve your curve appeal is your replace any of your dead, offseason plants which ones which perform well in the season. While changing out or trimming existing plants consider replacing the mulch and bark as well. It can make a huge difference as well as elevate your homes appeal against competing sellers.

Home Staging and Holiday Decorations

October ushers in the holiday season. While most experts agree tasteful holiday decorating is acceptable they would also challenge us to practice restraint. “We have discovered that too much in the way of holiday decorations can become a huge turn off for many buyers.” says Jason Atwood, Designated Broker at Oly Pen Real Estate. “We also run the risk of distracting them from viewing the house as excessive décor will, by design, draw the attention.” He adds.

Keep in mind, the goal is to have them look at the house and picture it the way they would want it.

Accents of Fall

Let’s face it. Fall feels different. Working on the presumption there you have neutralized your homes color palette we encourage that you bring the warmth of summer indoors with colors by dark red, burnt orange as well as shades of green and gold. Aroma is equally important. Seasonal scents such as cinnamon or wintergreen add a seasonal touch. Some seasonal plants, although not too many as they too can become a distraction can add warmth. Strategically placed throws and extra pillows are a nice touch as well.
